The most expensive is a $95 million listing for a gated lakefront estate at 1460 N. Lake Way, next door to Hollywood icon Sylvester Stallone’s home on the far North End. Agent Margit Brandt of Premier Estate Properties holds is representation of that property.
Billionaire Ford bought the award-winning house at 241 Jungle Road in late 2022 and then sold it to Brian and Andrea Kosoy, who just listed it for sale.
Ford paid $51 million for the Estate Section house at 241 Jungle Road in December 2022 and sold it five months later in an unusual house-swap transaction to private-equity specialist and real-estate manager Brian Kosoy and his wife, Andrea. The Kosoys simultaneously transferred ownership of their nearby landmarked estate to Ford in a private deal. The transaction was said to be valued at more than $100 million, although the terms of the deal were never disclosed.
The Palm Beach Daily News is the first media outlet to report the new listing on Jungle Road.
Built in 2016, the house on Jungle Road was Ford’s first purchase in Palm Beach and came shortly after he sold his eponymous fashion brand to Estée Lauder Cos., which valued it at $2.8 billion.
With a total of six bedrooms, the Kosoys’ estate comprises two single-story buildings affording a combined 12,914 square feet of living space, inside and out, according to property records. On the north side of Jungle Road, the lake-block property measures about an acre.
Featuring a crisp, clean-lined silhouette, the one-story main residence is separated from the similarly styled guesthouse by a swimming pool. The two buildings have gallery-white exteriors, flat roofs, and custom-designed 13-foot-tall French doors. The floor plan of the main residence revolves around an open-air courtyard.
The property lies about a half-mile south of Worth Avenue and about a mile north of former President Donald Trump’s Mar-a-Lago Club.
The Kosoys have the property homesteaded as their primary residence in the latest Palm Beach County property tax rolls. They listed the house on Oct. 30 with broker Christian Angle of Christian Angle Real Estate, according to the multiple listing service.
Brian Kosoy founded and is managing principal and CEO for West Palm Beach-based Sterling Organization. The company invests in retail properties and other real-estate assets, according to its website. Kosoy and his wife are longtime Palm Beach residents.
Angle’s sales listing describes the estate as “perfect for entertaining with expansive living spaces” that include a formal living room with a fireplace, a formal dining room, a billiards room, a library, and a home gym. The living room has 15-foot ceilings, whereas other ceilings are 14 feet high.
There are also “excellent al fresco spaces,” including a dining patio and loggia, the sales listing says.
The well-equipped kitchen, meanwhile, was designed around an oversized work island. The family room, which is open to the breakfast area and kitchen, looks out to a loggia and guesthouse.
The estate was completed as a custom home for longtime residents — home-shopping mogul James Held and Kenn Karakul, who serves on the town’s Architectural Commission.
In 2019, the Preservation Foundation of Palm Beach awarded architect Daniel Kahan the Elizabeth L. and John H. Schuler Award, which recognizes excellence in new architecture, for his work on the Jungle Road house. Kahan, a principal with Smith and Moore Architects, shared the award with Held and Karakul.
The house was built to be extremely energy efficient and environmentally sustainable, Held told the Palm Beach Daily News when the house won the award. Among its features is an extensive system of rooftop solar panels.
Angle handled both sides of the house swap involving Ford and the Kosoys in May 2023 on Via Del Mar. Ford’s new house is a 1920s-era home known as Casa Della Porta. That house — with exterior walls of quarry coral stone — is considered the most impressive designed by noted architect Maurice Fatio’s firm, Treanor & Fatio.
Angle was the sole broker involved in the 2022 transaction when Ford bought the house on Jungle Road through a trust. The seller in that deal was an ownership company controlled by private-equity specialist Rob Heyvaert. Heyvaert’s company had bought the house in August 2021 for a recorded $35.75 million.
Ford founded his eponymous fashion label in 2005 after stints as creative director for Gucci and Yves Saint Laurent. The line includes apparel for men and women, beauty products, eyeglasses, and accessories. Ford also has directed feature films, including 2009’s “A Single Man” starring Colin Firth. Ford was nominated for an Academy Award for the film.
Ford, the Kosoys, and Angle could not immediately be reached for comment.
The MLS’s “active” listings show that two other properties in Palm Beach recently joined the market with higher price tags than the Kosoys’ house. The most expensive is a $95 million listing for a gated lakefront estate at 1460 N. Lake Way, next door to Hollywood icon Sylvester Stallone’s home on the far North End. The second-most expensive property in the MLS is across town — a never-lived-in oceanside house and guesthouse priced at $88 million at 1540 S. Ocean Blvd. on the section of coastal road nicknamed “Billionaires Row” in the Estate Section. Angle holds that listing.
One other Palm Beach estate in the MLS has a higher price tag than those properties — at $96 million — but it’s not in the active listings.” Instead, the MLS shows that the oceanfront estate at 1446 N. Ocean Blvd. has been under contract since the end of July. Broker Lawrence Moens of Lawrence A. Moens Associates has that North End listing.
